Building permit fee skyrockets in Kerala, from Rs 5 to Rs 100 per square metre in Corporation limits

THIRUVANANTHAPURAM: The government's new building permit fee will burn deep into people's pockets. The general public will come into the limits of the new fees as small constructions are capped at 80 square meter (860.8 sq ft). Earlier small scale construction was up to 150m sq. Corporations have seen the largest increase in permit fees.

Earlier, the permit fee for residential buildings up to 150 square meters was Rs.5, as per the new rate, it has been hiked to Rs.15 (per square meter) up to 80 square meters and Rs.100 per square meter from 81 to 150 square meters. From 151 to 300 the revised fee is Rs 150 and above 300 Rs 200.

With this, on an average, a person setting up a 1000 square feet house has to pay Rs 10,000 as a permit fee instead of Rs 750. A service charge and sales tax of 5 percent each of this amount must be paid.

In municipalities, the increase is Rs 10 for residential buildings up to 80 sq.m, Rs 70 from 81 to 150, Rs 120 from 151 to 300 and Rs 200 above 300. For residential buildings in panchayats, up to 80 square meters, 7 rupees, 81 to 150 square meters, 50 rupees, 151 to 300 square meters, 100 rupees, and above 300 square meters, 150 rupees.

The application fee for construction permit has also been increased. In panchayat, municipality and corporation upto 100 meter square, it has been increased from Rs. 30 to Rs. 300. From 101 to 300 square meters, it has been increased to Rs 1000. Above 300 square meters, it has been increased to Rs 3000 in panchayat, Rs 4000 in municipality and Rs 5000 in Corporation.
