Registration of title deeds and the things related to it is a headache to many. The problem is that with changing times, the registration procedures have not changed. The time has come to end the stamp papers and the old style of writing title deeds and the long wait in front of Registration Office.

As everything is being transferred to online, there is no difficulty in making land registration simple and easy. When new technology comes the job opportunities of a section of people gets lost. This will make them protest against such a change. As the government is responsible for every section of the people, they would not take a decision all of a sudden.

The central government has said that simple forum or template system must be implemented for land registration. This system is highly beneficial for those who buy and sell land. There are different templates for different type of title deed registration. The user can choose the template which suits him or her and must fill it. After paying the necessary fees the registration can be completed. For this one can approach the Akshay centers. Or, if someone to chooses to do it alone, then it can also be done. The necessary information must be given online. The registration fees and duty can all be given through internet.

The central government has recommended to begin this 100% people-friendly system on 1st January. Karnataka and Maharashtra have already shifted to the new system. Tamil Nadu has not implemented it as they are always at loggerheads with the central government. Kerala too has not taken a decision regarding this.

Kerala is delaying to take a decision because of the strong protest from document writers. They even went on strike against the template system. The registration offices did not function on the day of the strike. The government’s decision is that it will implement the new system only after a settlement with the document writers’ organizations.

The government’s stand is good but when the government itself is trying to implement e-governance, how is it possible to keep the registration department from it?

The document writers are afraid that they will lose their jobs once the title deed writing is shifted to the computer. Similarly, the vendors who are into sale of stamp papers are likely to lose their jobs. One must try to shift according to the change in technology. New technology is coming into every sector. We cannot give a blind eye to it. It is hard to completely be isolated from it.

When computers replaced typewriters, problems like these arose. Those who were using typewriters shifted to desktops. Those who adopted the new technology did not lose their jobs.

When machinery was introduced to coir industry huge protests were there. Now, the old ways of making coir are nowhere to be seen. Earlier, roads were made with human efforts. Now human efforts are brought to a minimum. If we do not learn to go with the changes we will surely be left alone.
